INTRODUCTION:

This position is located at the Navy Gateways operation at Pacific Missile Range Facility. The purpose of this position at the entry level provides assistance to journey level workers in more than one of the skilled trade occupations by performing simple and routine tasks.

MAJOR DUTIES AND RESPONSIBILITIES:

Ensures security of all guests is maintained at all times.

Ensures guest privacy is maintained at all times.

Performs recurring assignments, e.g. follow up on maintenance requests reported by guests, housekeeping or front desk.

Incumbent assists in performing work in at least two of the following trades in the maintenance and repair of buildings and related fixtures. Maintains work order log and follow up as required.

Reports status to supervisor. Logs trouble calls with contractor as appropriate.

Plumbing: Assists in making plumbing repairs to sinks, faucets, commodes, tanks, urinals, P-traps, shut-off valves on washing machines and water supply that can be accomplished by removing, cleaning, resealing, replacing defective parts or units, installing water heaters, garbage disposals, faucets and sinks.

Washer/Dryer repair: Assists in performing routine maintenance on washers and dryers to include cleaning lint ducts and vents, replacing hoses and fittings as required, and referring more complex problems to supervisor for action.

Heating, Ventilation and Air Conditioning (HVAC): Assists in the recognizing the cause of faulty equipment and assists making repairs on a variety of HVAC units as appropriate.

Electrical: Assists in recognizing and reporting electrical problems. Assists with repairs as appropriate. Replaces fluorescent and incandescent ballasts, bulbs and tubes.

Carpentry: Assists in basic carpentry repairs such as repairing or replacing screens; window and door frames; molding and trim; and repair and replacement of drywall or similar products.

Painting: Assists in preparation of areas and standard coating methods such as brushing, rolling and spraying and ensure surfaces are fully coated, protected and free from drips and runs.

Performs other related duties as assigned.

1. SKILLS AND KNOWLEDGE REQUIRED:

General knowledge of the specified types of work involved with the various occupational trades persons assisted.

Knowledge of safety and environmental rules and regulations concerning procedures, equipment, commonly used chemicals and basic safety is required.

Must possess a welcoming manner and positive attitude; demonstrate effective communication skills; professionally interact with guests; answering guest questions concerning hotel facilities; and provide information about local attractions. Provide assistance in handling customer complaints, involving management as necessary.

Must possess basic math and reading skills

Must be able to communicate clearly and effectively both verbally and in writing in English.

Ability to carry out assigned work in accordance with instructions and specifications in assisting journeyman level workers.

Ability to use and maintain the basic tools and equipment pertinent to the various occupations.

Knowledge of the basic materials utilized in the performance of the various repair and maintenance activities in conjunction with the journeyman trades persons.

2. SUPERVISORY CONTROLS:

The incumbent performs duties under the direct supervision of the Maintenance Manager/Maintenance Supervisor who sets and prioritizes work assignments, establishes deadlines, approves leave requests, and evaluates performance of the incumbent.

Recurring assignments (e.g. follow-up on maintenance requests reported by guests, housekeeping, or front desk) are carried out independently without specific instructions.

Regular recurring helper-type support work performed is accomplished with intermittent or minimal supervision while in progress, with specific instructions being provided on new assignments along with closer supervisory reviews.

3. GUIDELINES:

Established guidelines for safe work methods and procedures relative to the various types of work, equipment, and tools encountered. Specific verbal instructions from supervisor relative to work assignments.

4. COMPLEXITY:

The operation conducts business 24 hours a day, 365 days a year. Customer service is of the foremost importance in this position. Maintenance personnel may work various shifts.

The incumbent, over a period of time, will be trained to accomplish a variety of tasks.

5. SCOPE AND EFFECT:

The purpose of the work to provide assistance to higher level maintenance workers in performing maintenance services. The work directly contributes to the military members, retirees, civilians, and family member's quality of life, mission readiness and contributes to job satisfaction and retention of valuable members.

6. CONTACTS:

Contacts include regional staff, all department heads, and lodging staff. Some contact with contractors, vendors and representatives of private industry.

7. PURPOSE OF CONTACTS:

Contacts are made to coordinate and/or obtain information relating to the maintenance operation

8. PHYSICAL DEMANDS:

The incumbent is required to do considerable standing, bending, walking, pushing, pulling, and climbing. Must have ability to perform moderately strenuous physical labor as unassisted lifting, moving, and carrying of supplies and equipment weighing up to 45 pounds (100 pounds assisted) is required. Must be able to climb/descend stairs and ladders, stoop, bend, kneel and work in uncomfortable positions.

9. WORKING ENVIRONMENT:

The work involves normal risks or discomforts associated with plant operations, facility management, and/or mechanical systems. Work is performed both indoors and outdoors with potential exposure to extreme weather or temperature conditions. Occasional exposure to dusty or dirty conditions exists when visiting rooms or facilities undergoing repair, maintenance, or renovation. Personal Protective Equipment (PPE) is provided.

SPECIAL REQUIREMENTS:

This position may be designated ALPHA personnel for inclement weather or in the interest of national security and may be required to report for work when other employees are excused.

This position is subject to the possibility of workdays on weekends and holidays, as well as, rotating shifts, often consisting of other than normal duty hours. The staff member may be recalled to duty and/or required to work overtime, including on an emergency basis.

May be required to possess a valid state driver's license, as travel to other facilities may be required within the normal scope of duties.

In order to verify fitness for duty, a complete physical examination may be required.

This position is subject to a favorable National Agency Check (NAC).

The incumbent is expected to meet the requirements outlined in the Lodging Career Path Guide.
